Manor Township, PA (May 7, 2026) – A 41-year-old woman died after a fire tore through an apartment building in Lancaster County, damaging multiple units and displacing numerous residents.

According to fire officials, emergency crews were dispatched around 8:49 p.m. to the Spring Manor Apartments in the 700 block of Millersville Road after receiving multiple reports of a fire with possible trapped occupants.

When firefighters arrived, they encountered heavy flames on the second floor of the building, with fire extending from both the front and rear of the structure and spreading through the roof.

Crews immediately entered the building to conduct aggressive search operations for trapped residents. However, worsening fire conditions and a partial roof collapse forced firefighters to temporarily evacuate and continue battling the blaze from outside the structure. Once conditions improved, crews re-entered the building to continue search efforts.

During a secondary search, firefighters located a 41-year-old woman beneath significant roof debris inside her apartment, which investigators believe may have been where the fire originated. Her identity has not yet been released pending notification of next of kin.

Officials said the fire damaged eight apartments within the 12-unit complex. Fifteen residents from seven units were displaced due to fire, smoke, and water damage. The American Red Cross was called in to assist those affected.

The Lancaster County Coroner’s Office will determine the official cause and manner of death. The fire remains under investigation by Pennsylvania State Police and Manor Township Police.

Our thoughts are with the victim’s loved ones and the displaced residents during this difficult time.

Apartment Fire Dangers and Structural Collapse Risks

Apartment fires can spread rapidly through shared walls, ceilings, and attic spaces, creating dangerous conditions for residents and firefighters alike. Structural instability becomes a major concern when flames extend into roofing systems, increasing the risk of collapse during rescue and suppression efforts.

Emergency officials stress the importance of working smoke alarms, evacuation planning, and immediate reporting of fires to improve survival chances during residential fire emergencies. Investigators continue working to determine the origin and cause of the blaze.
